Opportunity

From temporary enclosure to integrated environment

The goal is not to replace the existing simulator technology. The goal is to make the room feel intentional, protected, and appropriate for a client-facing space.

The current space feels temporary and potentially fragile, which can discourage use. SDS will make the bay feel intentional, protected, and easy to operate.

The technology can remain.

The launch monitor and computer station can stay in place. This proposal focuses on the enclosure, screen kit, protection, turf, and installation scope needed to make the existing setup feel built-in.

Two finish paths give Domis a clean decision.

The base path uses black wall carpet and padding for durable protection. The upgrade path adds custom leather side panels for a more premium finish.

Current Space & Finish Options

What SDS is improving — and two ways to finish it

The current bay already has a simulator footprint, launch monitor, and computer station. SDS is proposing the room-improvement layer: a custom screen kit, protective wall and ceiling finish, darker turf, and installation labor. Two finish paths are available.

A durable, integrated treatment for the walls and ceiling that makes the bay feel more permanent while addressing the practical concern of damage during use.

  • Demo of existing enclosure conditions required for the new built-in approach.

  • Full turf replacement using a darker, cleaner surface direction.

A more elevated finish direction. This option keeps the same room strategy but upgrades the visual and tactile quality of the side-wall system.

  • Custom leather side panels in lieu of standard black wall-carpet side treatment.

  • Recommended when the room needs to read as a premium design feature, not only a practice bay.

Optional custom leather side-panel upgrade

Leather side panels are not included in the base package total above. The upgrade adds approximately $2,000–$4,000 depending on the selected leather direction, panel layout, padding depth, and finish expectations.

Estimate is not inclusive of taxes. Estimate also excludes new launch monitor or computer hardware, material upgrades beyond the base package, and any hidden conditions discovered during field verification unless otherwise approved in writing.

A focused retrofit, not a full technology replacement

SDS will apply the same operational mindset used across Five Iron Golf environments: protect the room, make the simulator easy to use, clean up the finish quality, and keep the scope aligned to what actually needs to change.

Replace the current framed setup with a custom built-in bay that feels intentional, durable, and ready for everyday use.

Protect the room

Use padded wall and ceiling protection to reduce the risk of damage and make the simulator easier to operate confidently.

Clean up the surface

Replace the mixed turf condition with a unified darker turf direction that better matches the space and overall design intent.

Fit the screen to the room

Provide a new custom screen kit that works with the existing width, sloped wall, and current technology approach.

Retain useful tech

Keep the existing launch monitor and computer where appropriate so the investment targets the space improvement rather than new hardware.

Present the practical base path and the elevated leather-panel path so leadership can evaluate and approve the preferred direction quickly.

Five Iron Golf

SDS is informed by Five Iron Golf's real operating environment: bays must look good, absorb regular use, reduce hesitation, and support reliable play. The Domis scope applies that standard to an office amenity retrofit.

Timeline

Leadership wants the project completed quickly. SDS can move the project forward once the finish path is approved and final dimensions are confirmed. The full project can be completed in approximately five weeks from approval.
